How Much Does Virtual Staging Cost in 2026?

Human designers charge $16 to $30 a photo. AI tools charge about a dollar. Physical staging runs well over a thousand. Every number below comes off the vendor's own page, and the last sections tell you which route fits which listing.

With a human designer, about $16 to $30 for that photo. With an AI tool, somewhere between $0.50 and $3, depending on how you pay. With real furniture and a stager, a thousand dollars or more: HomeAdvisor's average is $1,846 for a listing 7.
The gap is huge, so the choice matters. The rest of this guide shows each price, the way each provider charges, and where the real costs hide. Every figure links to the page we read it on. Where a page doesn't name its currency, we say so.
Virtual staging prices by provider
This is the headline price for each provider. "Model" is how you pay: per image, by monthly plan, or as you go.

What staging costs for a real listing
Per-image prices hide the total, so here is one listing at three sizes: one staged photo per room, no rush.

Physical staging is quoted per listing, not per room, so its range doesn't move. Styldod's 10 rooms use the $16 volume price. A plan is one month: if you don't stage again next month, you pay for that month once.
Subscription or pay as you go: the break-even
A plan only looks cheap if you use all of it. Take Virtual Staging AI's four plans against a flat $1 per image, using the prices and image counts on its page 4.

The same test works on any plan. Divide the monthly price by the images you will really stage. An agent who stages a handful of rooms a month almost never beats pay as you go. A team that stages every week often does.
What makes the price go up or down
Human or AI
A designer places the furniture, fixes the shadows and answers your revision requests. That's why the human price is $16 to $30 and not $1. An AI model does the job in about 30 seconds, but there's no designer to talk to. If a render looks off, you run it again.
Per image or per month
Per-image pricing suits an agent who stages a few rooms a quarter. Monthly plans suit teams that stage every week. Also check whether unused credits roll over. The REimagineHome page we read doesn't say 5.
Volume breaks
Styldod drops from $23 to $16 an image at 8 images 1. That matters on a ten-room listing and not at all on a single living room.
Rush and revisions
Rush is where human pricing grows. Twelve-hour delivery adds $12 an image at Styldod, more than half the base price 1. AI tools have no rush fee because they're already fast.
Physical staging: what the numbers say
HomeAdvisor's page puts the average at $1,846, with a normal range of about $830 to $2,917 7. Chase's May 2026 guide estimates $800 to $2,500 or more for a home you still live in, and $2,000 to $3,000 or more for the first month of an empty one 8. Empty homes cost more because the stager brings every piece of furniture.
Physical staging does one thing virtual staging can't: buyers walk through a real, furnished house. On a flagship listing that's worth paying for. On the long tail of listings, the photos are what most buyers see first.
Does staging pay for itself?
NAR's 2025 staging survey is the source everyone quotes. 83% of buyers' agents said staging makes it easier for a buyer to picture the home as theirs. 49% of sellers' agents said it cut time on market, 30% slightly and 19% a lot. And 29% of sellers' agents said it raised the offers they got by 1% to 10%, while 17% of buyers' agents saw a 1% to 5% rise 9.
Look at who answered. NAR invited 49,806 Realtors and got 1,266 usable replies, a 2.5% response rate 9. These are opinions from agents who took the time to reply. They tell you agents believe in staging. They don't prove that one staged photo adds a set amount to one sale.
The costs that are not on the price page
Disclosure
Virtual staging is allowed in most places, with a label. California's AB 723 took effect on 1 January 2026. The California Regional MLS (CRMLS) asks for a label like "virtually staged" in the photo description and the original photo right before or after the edited one 10. Arizona's ARMLS has required a Digitally Altered disclosure since 28 May 2026 for added furniture and similar edits 11. Our disclosure guide goes through the details.
The label costs nothing, but it changes how you upload. Keep every original file. At CRMLS a violation first gets a warning, then a $250 fine if you don't fix it 10.
Rework
A render that puts a sofa through a wall or bends a window costs you time. Human services build in revisions: Styldod advertises unlimited free ones 1. With AI you pay for another run, so what matters is a tool that refunds failed jobs and charges $1 a try.
Time
Human staging takes 24 to 48 hours at Styldod 1. AI takes seconds to minutes. If the listing goes live tomorrow, speed has a price too.
What AI staging gets right and wrong
In our own example the layout, floor and window stay as photographed, and the furniture is new. But the walls also look cleaner than the original, and a loose cable has vanished. That's normal for AI renders, and it's why you compare with the original every time.
Check scale first: does the sofa fit the room, and does it throw a believable shadow? Then check the fixed parts. Walls, doors, windows and floors should match your photo.
Before
AfterStyle matters more than most agents expect. A neutral look suits a wide pool of buyers, and a bolder one suits a specific buyer. At a dollar a photo you can render both and pick.
How to choose
- High-value listing, and you want a designer and revisions. Use a human service such as Styldod or BoxBrownie.
- You stage every week and want a fixed bill. A plan such as Virtual Staging AI or REimagineHome can be cheapest per image.
- You stage in bursts and hate subscriptions. Pay as you go: Fotello, or PROMOREALTOR.
- You also need sky fixes, decluttering, flyers or video. One wallet beats juggling several plans.
- A flagship home. Consider real staging for the viewings and virtual staging for the online photos.
Questions to ask any staging provider
- Is the price per image, per room or per listing, and is there a minimum order?
- How many revisions are included, and are they free?
- What resolution do I get, and is there a watermark on the file?
- How long until delivery, and what does rush cost?
- Who owns the result, and can I use it on portals, print and social?
- Do you keep my photos, and do you train models on them?
- Do you help with MLS labels, or only hand over the picture?
- What happens if the result is wrong: a refund, a redo, or nothing?
