Real Estate Listing Video From Photos: Tools, Costs and a Workflow
By PROMOREALTOR · Updated · 10 min read
You don't need a videographer to post a listing video. A video built from photos you already have takes minutes and costs a few euros. Below: what the alternatives cost, a workflow that works for Reels and portals, and where generated video fits and where it doesn't.
What a listing video costs
Two vendor articles from April 2026 give the clearest ranges. Both come from companies that sell AI video tools, so read the numbers as ballpark, not as an independent survey.
| Approach | Cost | Time | Source |
|---|---|---|---|
| Videographer, basic walkthrough | $200 to $500 | 2 to 5 days | 12 |
| Videographer, drone add-on | $225 to $500 extra | Same visit | 1 |
| Videographer, cinematic showcase | $500 to $2,000 | Days | 1 |
| DIY editing with free software | $0 plus your time | 2 to 4 hours | 1 |
| AI tools on subscription | $10 to $100 a month | Minutes | 2 |
| Fotello, 3 videos up to 60 seconds | $28 a creation | Minutes | 3 |
| PROMOREALTOR VIDEO LISTING | 1 credit (€1) an export | Minutes | Our price list |
Ranges are the vendors' own estimates, read on 2026-10-09.
A photo-based video sits at the cheap end because the two expensive parts, the crew and the editing, are replaced by photos you already have.
Photo video, template slideshow or generated video?
Three different things get sold as "AI video". They behave nothing alike.
- Template slideshow. Your photos in a fixed pattern with music and text. Fast and consistent. The photos don't move, so it can feel like a slideshow.
- Photo video with motion. Your photos with a camera move over each one, your branding and details, cut together in an order you choose. This is what VIDEO LISTING does. The pictures are yours, so nothing is invented.
- Generated video. An AI model invents motion or whole scenes from one image. Good for an idea such as a house being built or the seasons changing. It can't show rooms you never photographed. See the AI video templates.
| Template slideshow | Photo video with motion | Generated video | |
|---|---|---|---|
| What you supply | Photos | Photos and clips | One image |
| What you see | Your photos in a fixed pattern | Your photos with a camera move, your branding and details | Motion an AI model invents |
| Shows the real home | Yes | Yes | No, it shows an idea |
| Typical use | Fast promo | The listing video | Attention and social content |
| PROMOREALTOR | Not a template tool | VIDEO LISTING, 1 credit an export | VIDEO AI RUN, 4 credits a clip |
A shot list that works
Pick photos in the order a buyer would walk through the home. A video works like a short viewing.
- Arrival: the best exterior, so the first second shows the house.
- Living space: the main living room, wide.
- Kitchen: one wide frame and one of the best feature.
- Bedrooms: the main bedroom first, then the others.
- Bathrooms: one frame each.
- Features: terrace, garden, pool, view, whatever sells.
- Close: your agent card with name, phone and logo.
Fix weak photos before you build the video. A grey sky or a messy room is more obvious when the picture fills a phone screen. One-click fixes cost a credit each, and virtual staging can furnish an empty room. Label edited photos where your MLS requires.
A 30-second storyboard
A short video forces choices. Here's an illustrative cut at four seconds a photo, which is the default in VIDEO LISTING.
| Seconds | Shot | Purpose |
|---|---|---|
| 0 to 4 | Best exterior | The thumbnail and the first impression |
| 4 to 8 | Living room, wide | Size and light |
| 8 to 12 | Kitchen | The room buyers check next |
| 12 to 16 | Main bedroom | Comfort and space |
| 16 to 20 | Bathroom or second bedroom | Completeness |
| 20 to 24 | Best feature: terrace, view, garden | The reason to book a viewing |
| 24 to 30 | Agent card with name, phone and logo | The call to action |
How to make the video in PROMOREALTOR, step by step
- Add photos and clips. Upload the photos in order. You can also add your own video clips of up to 30 seconds each.
- Set the length of each item. Every photo defaults to four seconds, and each item has its own length from 1 to 30 seconds. The total updates as you change it.
- Fill in the property. Title, sale or rent, price, address, bedrooms, bathrooms, area and features.
- Add your agent card. Name, photo, phone, e-mail, logo and colors, filled in from your account.
- Choose the format. Landscape for portals, portrait 9:16 for Reels, Shorts and TikTok, or square.
- Export. The MP4 is encoded in your browser. One credit is charged once the file exists, so a render that fails is never charged.
If you export portrait with landscape photos, the app offers three choices: reframe all the photos to 9:16 with AI for 5 credits, upload vertical photos instead, or keep them cropped. The AI version extends each photo above and below so nothing is cut, but it generates new pixels, so keep the original frame for MLS photos.
Portrait or landscape?
Vertical 9:16 suits Instagram Reels, YouTube Shorts and TikTok, where most people hold the phone upright. Landscape suits portal listings, websites and email. You can export both from the same project. If you only make one, make portrait first, and shoot your next listing with vertical frames in mind.
Details that make a photo video look professional
- Keep each photo on screen long enough to read: three to four seconds is a good start.
- Lead with the exterior and end with the contact card. A video with no call to action is wasted.
- Use licensed music, or none. Many social platforms mute or remove tracks you don't have rights to.
- Add captions for the key facts, not paragraphs of text.
- Check the first frame. It's the thumbnail on most feeds.
- Watch it once on your phone before you post.
Captions and calls to action
- Open with the headline fact: "3 bed house, garden, 450,000".
- Name the place, not just the street: the neighbourhood or the nearest landmark.
- End with one action: "Message me for a viewing", with your number on screen.
- Keep text short. People watch on a phone, often with the sound off.
Mistakes to avoid
- Too long. Twelve photos is enough. Don't include all of them.
- A weak first frame. The first photo is the thumbnail. Lead with the best exterior.
- Unlicensed music. Use music you have rights to, or none.
- No agent card. A video that doesn't say who to call wastes the view.
- Unfixed photos. A dark room looks darker in motion. Fix it first.
- Unlabelled AI. Label generated clips, and label any edited photo where your MLS requires.
When to hire a videographer instead
A real walkthrough shows how rooms connect, which photos can't. For a high-value listing, a motion walkthrough or a drone view can justify the cost. The vendor ranges above suggest $200 to $500 for a basic walkthrough, and more for aerial and cinematic work 1. A photo video doesn't replace that. It's the fast, cheap version for the listings that would never get a video otherwise.
Frequently asked questions
How much does a real estate listing video cost?
A videographer's basic walkthrough costs about $200 to $500, and cinematic work $500 to $2,000, by one vendor's 2026 estimate 1. A video from your own photos costs 1 credit (€1) per export in PROMOREALTOR.
Can I turn photos into a listing video for free?
You can with free editing software, but it takes about two to four hours per video 1. A dedicated builder takes minutes.
What length should a listing video be?
Long enough to show the home and short enough to finish. At four seconds a photo, twelve photos make a video of under a minute. Set each item's length to suit.
What format should a real estate Reel be?
A portrait 9:16 MP4. VIDEO LISTING exports Landscape, Portrait (9:16) or Square, so you can make a portrait cut for Reels, Shorts and TikTok and a landscape cut for portals.
How many photos should a listing video use?
About a dozen is enough for most homes. Pick photos in the order a buyer would walk through the home.
Do I need music in a listing video?
No. If you add music, use tracks you have the rights to, because social platforms may mute or remove tracks you don't.
Can I add my own video clips as well as photos?
Yes. You can add your own clips of up to 30 seconds each and set the length of every photo and clip from 1 to 30 seconds.
Is a photo video a real walkthrough?
No. It's built from your photos and clips in walking order. It shows the property as photographed, but it isn't a recording of someone moving through it.
